A unique collaboration between the Green Family (owners), the renowned London, Cowan Architects, Tom Earl Builders, Fran Keene Consultancy and Emily of Cornish Holiday Cottages – together we are using our expertise and inherent knowledge of what holiday home cottage guests want to produce a universal design. So if you have a mobility impairment this is the house for you. Equally if you are completely able-bodied and looking for a five-star retreat with access to the safe and sheltered sailing waters of the Helford River, two private beaches and fifty acres of meadow garden and woodland, then this is also the place for you.

Aesthetically pleasing and universally accessible, the Sail Loft, offers level access from the car park into the stunning first-floor living accommodation. The fully glazed, floor to ceiling, gable end windows overlooking the Helford River will take your breath away every time you enter the room.

The Scandinavian, mid-century style furnishings will perfectly compliment the space and are somewhat moveable to adapt to your needs. The fully accessible, state of the art kitchen will be a delight for all to use. You will enjoy eating on the balcony in spring/summer and round the Tom Raffield dining table, close to the roaring log burner in winter. Centrally heated with underfloor heating throughout and individual room controls (via the house iPad) you will be warm and cosy whatever the weather.

Access to the ground floor is via a lift or stairs. Here you have four bedrooms and three bath/shower rooms. The master suite is fully accessible with a super-king (6ft) zip and link bed (and space for a hoist should you require it), plus a fully modified shower and bathroom. Entrance hall

Level access over bridge from car park to front door. Entrance lobby, coat and boot storage. Lift to ground floor, (please note that the lift will be turned on for guests who require it – please advise on booking).

Living room

Large, vaulted, open plan living room, with spectacular, floor to ceiling glazed, gable end windows illuminating the tranquil setting and Helford River. Comfortable seating for seven, log burning stove, 40″ wall mounted Smart TV and ambient lighting. Telephone, iPad and Sonos speakers. Stairs to ground floor.

Balcony

Large balcony, across the full length of the west end of the Sail Loft with swing back doors. Sit back with a glass of something chilled and absorb the view and listen to the bird song. Glazed surround, table and chairs for six.

Dining area

Table and chairs for 8, situated in the heart of the open plan living area.

Kitchen

Fully accessible, U shaped kitchen with Corian worktops, large fridge/freezer, dishwasher, NEFF ‘slip n slide’ fan oven, induction hob, extractor fan, microwave and sink. The hob, adjoining worktop and sink are capable of being lowered and raised to suit the user’s preference.

Utility/Cloakroom

With WC, wash basin, heated towel rail, washing machine, tumble dryer and drying racks.

Ground floor master bedroom

Super-king (6ft) zip & link bed, (which will be made up as a super-king unless you request otherwise), dressing table, stool and mirror, plus clothes storage, bedside tables and wall lights. Superb view of the Helford River and sliding door onto terrace.

En-suite bathroom

With bath, separate, large wet room shower, (removable shower chair) wash basin, wc and heated towel rail. Grab rails can be removed on request.

Location and Surrounding Area

Calamansac is secluded, seven miles from Falmouth and close to the village of Port Navas. Access is by a steep private road, about half a mile long, leading from the centre of the village.

Calamansac provides a unique opportunity for sailing with dinghy launching at most states of the tide (apart from low spring tides) and in any weather. There is a road through the wood to a slipway and a safe anchorage with a lock-up boat house for storage of gear.

Trengilly Wartha Inn is within 2.5 miles and serves very good food. Or if you are bringing a boat why not pop round to The Ferry Boat Inn by water.

Whilst those visiting Calamansac are sure to want to spend most of their time exploring the idyllic Helford River and sheltered boating waters, it should be noted that the contrasting rugged cliffs of the Lizard Peninsula are only a twenty-five minute drive away.

Well considered, high end design, providing a beautiful, understated living space with a lovely view through oak trees to the river. Well furnished and kitted with appliances. For us the key thing was access to the slipway to launch our dinghy and therefore to explore the area as it should be seen - from the water.

Boats and Moorings: Please contact us. We have ample space for boat storage and direct water access onto the beautiful Helford River. Boat hire can be arranged through our friends at Helford River Boats and Sailaway St.Anthony.

Accessibility: The Sail Loft has been remodelled to create a holiday home that accommodates a wheelchair user, the less mobile and those with no mobility issues. The house will be set-up according to your needs. Please, therefore, be sure to communicate your requirements on booking. The LIFT will be available for those guests that have requested it. Please give at least a few day’s notice.

Equipment hire: Tremorvah Industries hire out profiling beds, hoists, off-road wheelchairs (lots of fun on the estate), standaids and rise recliners. Please contact them on 01872 324340 or www.tremorvah.co.uk

Vehicle Access: Large mobile homes, trucks and tall vans are not able to reach Calamansac via the quarter of a mile, steep and narrow drive. If you are towing a boat then we may be able to arrange one off access via a neighbouring farm, however please check with us in advance.
