Rural views stretch out over trees and fields towards the distant sea from this welcoming dog-friendly bungalow on the outskirts of Falmouth. Positioned to enjoy town and countryside in equal measure, Overdene might just be your ideal next holiday home-from-home in Cornwall.
Overdene has three bedrooms and plenty of living space, with a large lounge area to relax in and a sofa in the conservatory perfect for avid readers. An established and reasonably secure garden with an elevated decking area will keep little ones, either on two legs or four, entertained while the grown-ups make breakfast.
Wander beneath dappled sunlight through tree-lined lanes and footpaths towards the golden sands of Maenporth beach, where a swim in the sea or a coffee at the café awaits to reward your efforts, or perhaps spur you on for more adventures along the South West Coast Path.
Boats gently bob on the water in the pretty harbourside town of Falmouth, just a short drive away. This Cornish town is a haven for visitors, but a year-round population ensures the fun doesn’t just end with the summer. A busy-to-the-brim calendar, from the Oyster Festival to the International Sea Shanty Festival, means there’s always plenty to do at any time of year.
Back at base, play around on the baby grand piano (we won’t tell anyone if all you play is chopsticks), or sit out of an evening on the decking area with a G&T as the sun sets overhead. There, enjoy the sounds as the landscape quietens and the buzzing of insects and the birds’ playful chatter give way to the hooting of owls and whispers of awe from your family, as the stars slowly emerge before their eyes.

A baby grand piano is through the archway where there are large windows overlooking the back garden with country and distant sea views. Door leading from lounge to twin bedroom.

Three steps lead down from the kitchen to this very spacious addition to the bungalow, again with the country and sea view. Sun blinds throughout, table and chairs for 6 also a modern comfortable sofa, room heater. From one end of the conservatory, a door leads past the washing machine and tumble dryer, to a lobby with a door out to the garden. The lobby houses the vacuum cleaner, ironing board, iron and other cleaning things. From the other end of the conservatory double doors open out to a raised decking area with outdoor seating. Steps lead down to the back lawn.

The back garden is reasonably secure and has a side gate to the front. The front is mainly a hard standing area and has parking room for 2 or 3 cars, with a Cornish stone wall and shrubs on the front border.
Sat just on the outskirts of an Area of Outstanding Natural Beauty, the village of Budock Water enjoys the perfect balance of being close to both the harbour town of Falmouth and the unspoilt countryside idyll of the Helford River.
The fun of Falmouth awaits, and you’ll find a different restaurant or pub there to enjoy for every evening. Or visit the Trelowarren Arms just down the lane instead and give your car a night off. With a village shop and a popular local pub just a short, pretty walk away, all the essentials are right here on your doorstep.
Close to the woodlands, meadows and waters of the Helford River, Overdene is a great base for walkers and active families, and those who enjoy a gentler pace. The magical jungle garden of Penjerrick is just across the lane, where sights and smells delight. Garden lovers can also visit the nearby subtropical gardens of Trebah and Glendurgan, where plant life rarely associated with England thrives in the temperate southern Cornish climate.
For great beaches, you’re spoilt for choice. Take a walk down to Maenporth and enjoy golden sands, or head to Swanpool, Blue Flag Gyllyngvase, or Castle Beach in Falmouth – while along the Helford River you’ll discover the beaches and coves of your dreams. So find your favourite spot, and with a picnic by your side, simply relax, and drift slowly through a day in the sun.
Where else in the world can you swim in translucent waters with hardly a soul in sight, eat ice cream watching super-yachts and traditional boats tack and jibe, and then try folk dancing on a pub beside the quay, all in the space of an afternoon?

Next year will be our tenth year of staying at Overdene so I probably don't need to add anything else - but I will! Spotless on arrival complete with usual tea tray including lovely Cornish biscuits. The cottage really has everything you need for a fantastic stay; comfort, warmth, great location, ease of booking, professionalism and familiarity of the team, home comforts, all kitchen utensils and extras you could possibly need and most importantly a secure garden for the most important member of our family - THEO!
